Steven Haas Variance/Shoreland Variance - 1009 3rd St E <br />City Council Memo - June 16 2003 <br />Page 2 <br /> <br />Planning Commission Recommendation <br />The Planning Commission held a public hearing for this request at the June 9, 2003 <br />meeting. No one spoke for or against the variance at the meeting. The Planning <br />Commission recommended denial of the variance by a 3-2 vote, citing lack of an applicable <br />hardship as a reason for the denial. <br /> <br />BACKGROUND INFORMATION <br /> <br />Comprehensive Plan Classification <br />The use conforms to the 2020 Comprehensive Plan. The property is designated U-I - <br />Urban Residential. <br /> <br />Zoning Classification <br />The subject property is zoned R-2 - Medium Density Residential. It currently meets all setback requirements. <br /> <br />Proposed Condition <br />The proposed porch would be 6' deep and run from the west edge of the front of the home <br />over to the garage. This would leave a 15' front yard setback. The zoning code does <br />include a provision for a reduction in the front yard setbacks, which states: <br /> <br />Where adjacent structures have front yard setbacks different from those <br />required, the minimum front yard setback shall be the average setback of <br />such structures, but in no case shall the front yard setback be less than 10 <br />feet. <br /> <br />The house to the east of the applicant's has a setback of about 16', but the home to the <br />west faces Washington St, and is setback from 3rd Street about 37'. The average òf these <br />2 setbacks is 26.5'. <br /> <br />- ,.. <br />
