Page 2 <br />Moved by Councilmember Riveness, seconded by Council- <br />member Johnson to approve site plan request from William Otting for a <br />4-unit building at 2955 & 2975 River wood Drive as recommended by <br />the Planning Committee: <br />July 10, 1995 <br />SITE AN- <br />2952975 <br />RIVERWOOD <br />DRIVE <br />1. The applicant submits a revised landscaping plan detailing species <br />type and size. <br />The applicant has submitted a letter dated ,duly 6, 1995 that <br />indicates that landscaping will be completed for all three buildings, <br />i.e. 2955, 2965 and 2975 Riverood Drive. The applicant has <br />verbally indicated to staff that a revised landscaping plan will be <br />available for the City Council to review at its July 10, 1995 meeting. <br />2. The applicant shall use maintenance free siding (vinyl, alumin <br />or steel lap) that is the sane color at both 2955 and 2975 River wood <br />Dave, <br />*The applicant has submitted a letter dated July 6, 1995 that <br />indicates maintenance free siding will be used to reside the buildings. <br />Furthennoare, the applicant has indicated on his site plan application <br />for 2955 Riverwood Drive that he will reside and re -roof the <br />four -plea at 2965 River wood Drive a. .a. the "Wee-World" building) <br />with the same materials as 2955 and 2975 River wood Drive. Staff <br />reconunnds that this be included as part of the approval. <br />3. That the building construction and related site improvements shall be <br />completed per the approved site plan including, but not limited to, <br />landscaping and building elevation plans. O ccupancy of the dwelling <br />units shall not tale place until all site plan improvements have been <br />completed. In the altemative, occurancy of the units 'is permitted <br />if the developer provides the city a cash, escrow. The cash escrow <br />shall be n amount equal to 125% of the cost of the site plan <br />improvement remaining to be completed. <br />4. That the Certificate of Occupancy for 2955 or 2975 River wood Drive <br />shall be withheld until presiding, roof replacement and landscaping <br />are complete at 2965 Rivercrod Drive. <br />7 Ayes; Nays, None. <br />Moved by Councilmember Hicks, seconded by Councilmember <br />Simaeck to approve the request for a preliminary /final plat called. Cari <br />Park 5th Addition. approximately 9.24 acres, as approved by the Planning <br />Connmission subject to the following conditions; <br />1. That the final plat hardshells conform with the preliminary plat <br />called Cari Part 5th Addition. <br />2. That the developer shall pay $49,300 for cash instead ofparkland <br />before the City signing any final plat. <br />3. The developer shall pay $15,660 in interceptor sewer charges <br />before the City signing any final plat. <br />4. Before issuing any building permits, the developer shall provide <br />a certified survey that the entire site has been graded pursuant <br />to the approved grading plan. <br />5. The applicant shall adhere to comments one through eight as <br />listed in Toni Montgomery's June 21, 1995 memorandum <br />conceming the Cari Park 5th Addition. Preliminary Plat. <br />6. The developer shall use maintenance free siding (vinyl, <br />alum um or steel lap) for all units. <br />7. The developer shad plat and construct a narrower right of y <br />and street width. The Planning n.ing Commission recommended that <br />the right of way and street width as determined by the City <br />Council or as directed to city staff by Council. <br />8. The developer shall plant one `boulevard" tree and one fi - ont <br />yard tree per lot.
