<br />Site Plan - Glendale Heights 3rd Addition <br />City Council Memo - February 22. 2005 <br />Page 3 <br /> <br />Parking <br />Parking is acceptable. All units would have a two stall garage, plus a driveway capable of <br />parking two additional vehicles. Rushmore Road, and the private road accessing the 8 unit <br />buildings would be wide enough to accommodate on street overflow parking. <br /> <br />Landscaping <br />A landscape plan for the entire Glendale Heights Development (including future phases) <br />was submitted and reviewed at the time of the site plan review for Glendale Heights 2nd <br />Addition. The plan provides a mixture of deciduous shade trees, interspersed with shrub <br />and coniferous plantings. Boulevard trees have been included are acceptable. <br />Landscaping has been intensified between Spiral Blvd and adjacent units to buffer noise, <br />as well as along the western boundary to the Industrial Park. The landscape plan has <br />already been approved, but it has been included with this memo for informational <br />purposes. As typically required, the following items are a condition of approval: <br /> <br />1) An escrow account must be established for all uncompleted site items <br />(including landscaping) prior to certificate of occupancy. <br /> <br />2) All landscaped areas must be irrigated. <br /> <br />Fencing and Walls <br />No fencing or walls are included. <br /> <br />Architectural Elevations & Floorplan <br /> <br />"The Superior" - 8 Unit - Each building would house 8, two story units with 2 bedrooms <br />containing 1400 -1500 s.f. The buildings incorporate varying roof lines and gables. Vinyl <br />siding would be used on all buildings. Staff has the following comments: <br /> <br />1) The building faltade incorporates varying roof heights, directions and dormers to <br />break up the building mass. The buildings would be positioned at varying angles to <br />give different views of the buildings. <br /> <br />2) Vinyl siding is the only exterior material used. Incorporation of differing materials, <br />colors or textures and\or increased landscaping are needed to distinguish the <br />buildings. <br /> <br />"The GemlJewe/" - 3-4 Unit" Each building would house 3-4 side by side units with <br />basements. Each unit would have three bedrooms and contain between 1500 - 1600 s.f. <br />The buildings incorporate a hipped roof garage to vary roof lines. Vinyl siding would be <br />used on all buildings. <br />
