<br />" <br /> <br />Certificate of Occupancy <br /> <br />Temporary Certificate of Occupancy <br /> <br />Temporary certificate of occupancy may be issued for properties with uncompleted site plan <br />items from November 1 st to June 1st. The Building Official may allow Temporary Certificates of <br />Occupancy beyond these dates, based on current weather conditions and a financial guarantee for <br />the items to be completed is submitted to the city. Temporary Certificates of Occupancy shall <br />have an expiration date. The city may pull the financial guarantee to complete the required site <br />plan items or the City may find the property owner in violation of this ordinance and bring <br />charges through the court system. <br /> <br />Temporary Certificate of Occupancy Financial Guarantee <br /> <br />A cash escrow or letter of credit submitted to the City is required to receive a Temporary <br />Certificate of Occupancy. Builders/Developers may also provide evidence that they have an <br />escrow established with another agency addressing the required site plan items and guarantees <br />that they will be completed. The escrow amount for single family/two family residential <br />uncompleted site plan items shall be a standard amount determined by City Council Resolution. <br />Multi-family, commercial, industrial, office, and public projects shall provide escrows in the <br />amount of 125% of the cost to finish the uncompleted items. The builder/developer shall provide <br />the City a cost estimate to finish the uncompleted items. <br /> <br />8 <br />
