In 1997, a portion of the wash <br />was converted to an auto repair facility and occupied by Tech 1 Automotive until mid 2003. <br /> <br />Proposed Condition <br />The applicant is not proposing any structural changes to the building or site. Any changes <br />would require Site Plan approval. <br /> <br />SPECIAL USE PERMIT REVIEW <br /> <br />Special Use Permit Provisions <br />The Zoning Code defines and regulates special uses as follows: <br /> <br />Uses that would not be appropriate generally or without restriction throughout the zoning <br />district but, if controlled as to number, area, location, or relation to the neighborhood, would <br />not detract from the public health, safety, and welfare. Special uses may be permitted in a <br />zoning district if specific provision of such special uses is made in this Zoning Ordinance. <br /> <br />Operations <br />The applicant proposes to operate the site as an auto repair facility. <br /> <br />Access and Circulation <br />Vehicular access is provided along Vermillion Street. The Vermillion Street access is limited <br />by an existing median to right in\right out access only. <br /> <br />Parking <br />Three parking stalls plus adequate parking for gas pump areas are required as follows: <br /> <br /> <br />Mr. Zeien has indicated that there will only be two employees, including himself for the <br />business. He also stated that there is room for four vehicles to be parked within the <br />building, which covers the spaces required per the service stalls. <br />
