<br />7. Gradinll. Drainalle and Utility Plans. No construction or grading of any type shall take <br /> <br />place on the Subject Property until Developer has received final approval ITom the City's <br /> <br />Public Works Director for Developer's grading, drainage and utility plans. Furthennore, no <br /> <br />construction shall take place until Developer has reimbursed the City for all fees incurred by <br /> <br />the City in reviewing Developer's grading, drainage and utility plans. Developer assumes all <br /> <br />risks if Developer proceeds with any grading or utility replacement before receiving final <br /> <br />approval ITom the City's Public Works Director. <br /> <br />8. LandscaDinll Plan. Before the City will sign the final plat, Developer must submit and <br /> <br />receive approval ofDevelpper's landscaping plan. This landscaping plan shall include, but <br /> <br />not be limited to, identifying the size, species and method of installation for all. required <br /> <br />boulevard andITont yard trees, as well as all cul-de-sac islands. <br /> <br />" \", <br /> <br />! Before any grading is commenced on the Subject Property, <br />. . <br /> <br />Developer shall install tree preservati~n fencing around all trees that are not to be removed. <br />;" <br /> <br />This tree preservation fencing must remain in place and be maintained throughout all <br /> <br />development in the vicinity of the trees. <br /> <br />10. Tree ReDlacement. Developer shall replace all removed trees as specified in the Tree <br /> <br />Preservation Guidelines. These guidelines can be obtained ITom the City Forester. <br /> <br />11. Site Gradinll. The entire Subject Property, i.e. all platted lots and all outlots, shall be <br /> <br />graded at the same time. All site grading on the Subject Property shall be completed <br /> <br />according to the grading plan approved by the City. All disturbed areas on the Subject <br /> <br />Property must be stabilized with a rooting vegetative cover to eliminate any erosion <br /> <br />problems. All disturbed areas on the Subject Property shall also be maintained so as <br /> <br />4 <br />
