HASTINGS PLANNING COMMISSION <br />Meeting of September 28, 1992 <br /> <br />The regular meeting of the Hastings Planning Commission was called to order by <br />Commissioner Reinardy at 7:00 p.m. <br /> <br />Commissioners Present: Anderson, Bateman, Bolesworth, Mesaros, Featherstone and <br /> Reinardy <br /> <br />Commissioners Absent: None <br /> <br />Staff Present: <br /> <br />City Planner Czech <br /> <br />MINUTES <br /> <br />Commissioner Reinardy called for additions or corrections to <br />the regular meeting of September 14, 1992. There being no <br />additions or corrections the minutes were approved. <br /> <br />SITE PLAN <br />PLEASANT <br />VALLEY 7TH <br />ADDITION~ <br />SIEWERT <br /> <br />Czech reviewed staffs September 21, 1992, memorandum to the <br />Planning Commission concerning a request by Siewert <br />Construction for approval of a site plan for 27 townhomes <br />(six 4-unit and one 3-unit buildings) to be located in <br />Pleasant Valley 7th Addition. <br /> <br />Commissioner Mesaros moved, Commissioner Bolesworth made a <br />second, to approve the site plan subject to the following <br />conditions: <br /> <br />That the construction of the townhomes and related site <br />plan improvements shall be completed as per the approved <br />site, landscaping and building elevation plans. <br />Occupancy of the townhome units shall not take place <br />until all site plan related improvements have been <br />completed. In the alternative, occupancy of the units <br />may be permitted if the developer provides the city, as <br />per City Code requirements, a cash escrow in an amount <br />equal to 125% of the cost of the site plan improvements <br />remaining to be completed. <br /> <br />The developer shall relocate the landscaping elements <br />within the common area between Lots 8 and 9, Block 1, <br />Pleasant Valley 7th Addition (one deciduous shade tree <br />and two deciduous ornamental trees) so that the <br />landscaping is located outside the 30 foot wide utility <br />and pedestrian easement. <br /> <br />That the developer adhere to all provisions contained in <br />the development agreement for Pleasant Valley 7th <br />Addition dated August 11, 1992. <br /> <br />Upon vote taken, Ayes, 4; Nays, 0 (Featherstone and Bateman <br />abstaining). <br /> <br /> <br />
