31st St E
Fortney provided background information on this property and discusses how it is a
second location to Rio Gran Trucking located at 12260 Margo Ave S. He explains what
the site’s purpose is. The area is zoned as industrial and is surrounded by light industrial
and apartments. He states the condition of the area, as well as setbacks in the industrial
district and they are adequate if the building is centered on the site. Fortney continues by
explaining that the architectural standards are met and discusses materials that will be
used on the structure. The zoning ordinance states that based on the lot size and amount
of pavement that will be used there is a certain number of trees and shrubs required. A
photometric plan was reviewed and determined as acceptable, and the number of
designated parking spaces are explained. Fortney describes the details of how the site is
designed and how it is made for maximum maneuvering for semi-trucks.
