HISTORY The Planning Commission reviewed and discussed the Accessory Structure Ordinance at its November 9, 2009, meeting. The review of the Ordinance was at the request of the Planning Commission, resulting from an OHDS review for a garage at the September 28, 2009, Planning Commission meeting. The three main points of the discussion were: 1) Changes to proportion of impervious surface calculated, 2) Tree replacement, and 3) Attached and detached garage differentiations. ADDITIONAL INFORMATION Comparison of Impervious Surfaces The following homes received a building permit in 2009 for a detached garage. The table indicates the square footage allowed with the current 35% impervious surface limits and 25% impervious surface limits. Species Requirement Where ten or more replacement trees are required, not more than fifty (50) percent of the replacement trees shall be of the same species without the approval of the City. Attached and detached garage differentiations There currently is not a size difference for homes with or without an attached garage, though there is a numerical difference. Homes with an attached garage are allowed one accessory structure up to 1,000 square feet and one structure 120 square feet or less. Homes with a detached garage are allowed two accessory structures up to 1,000 square feet. At the November 9, 2009, removing the provision allowing the secondary 120 square foot structure for homes with an attached garage was discussed. Size of Shed in Comparison to Lot Size 50 X 20 garage on a .17 acre lot (7405.2 square feet) This lot would be allowed roughly 1,000 square feet for an accessory structure under the 35% impervious surface guidelines and 713.75 square feet under 25% impervious surface. 50 X 20 garage on a .24 acre lot (10454.4 square feet) This lot would be allowed 1,000 square feet for an accessory structure under either the 25% or 35% impervious surface guidelines. 50 X 20 garage on a .34 acre lot (square feet) 14810.4 This lot would be allowed 1,000 square feet for an accessory structure under either the 25% or 35% impervious surface guidelines.
