One entrance will be provided to Bahls Drive. Internal <br />circulation is orderly. <br /> <br />Parking <br />The site meets minimum parking requirements. Parking is provided as follows: <br /> <br />Site <br />30 Condo Units <br /> <br /> <br />All parking areas must be constructed of bituminous surfacing and concrete curb and <br />gutter. <br /> <br />Parking Lot Setback <br />The Parking lot meets minimum setback requirements. However staff strongly suggests a <br />larger setback along the north property line. The existing 5 foot setback provides a limited <br />area for planting, and reduces the viability of required shrub plantings. A ten foot setback <br />would significantly increase viability for plantings in the area. <br /> <br />Pedestrian Access <br />No new sidewalks or trails are proposed. A sidewalk presently exists along the west side <br />of Bahls Drive. <br /> <br />Architectural Elevations <br />Architectural elevations are similar to the newly constructed 30 unit building located south <br />and west of Lyn Way and South Frontage Road. Lap siding would be the predominate <br />exterior material. Brick would be incorporated at the building entrances and quoined. <br />Windows and deck projects break up the exterior façade. <br /> <br />- T <br />
