<br />Site Plan\SUP #2003-12 - 57 unit condo building - Schoolhouse Square 3rd <br />City Council Memo - April 5, 2004 <br />Page 5 <br /> <br />SITE PLAN REVIEW <br /> <br />Conformance with Approved Development Plan <br />The Site Plan has been reviewed against the approved Development Plan. The following <br />changes have occu rred: <br /> <br />. The building has been changed from a mixed use building of retail, office, and residential <br />to residential only. <br />. The building footprint has been elongated and moved further north and east. <br />. Building remains continues to be 3-4 stories with underground parking. <br />. Fountain and plaza area east of the building has been removed. <br />. Building continues to be a visual landmark of the development, through use of <br />architectural design and high quality exterior materials. <br /> <br />Proposed Building Setbacks <br />Zoning setbacks are as follows: <br /> <br /> R-5 District ReQuirements* Proposal <br />Front 5 feet 15 feet - west side <br />Side Min Setback - 5 feet 10 feet - north side <br /> Maximum Setback -15 feet 20 feet - south side <br />Rear Min Setback - 5 feet 20 feet - east side <br /> Maximum Setback - 15 feet <br /> <br />* Project was approved as part of a Planned Residential <br />Developme~t allowing for deviations from minimum setback requirements. <br /> <br />Vehicular Access and Circulation <br />Vehicular access and circulation is acceptable. Most vehicles will access the site from an <br />existing entrance on Ramsey Street (underground parking and surface parking). Additional <br />surface parking is available west of the building and would access the site through the <br />commercial phase of Schoolhouse Square. <br /> <br />Pedestrian Access and Circulation <br />Pedestrian access and circulation is acceptable. Sidewalk connection would be made <br />linking the building to the adjacent commercial areas, and perimeter streets of the <br />development. <br />
