<br />Lawrence - Williams Addition 72 Units - Site Plan Review <br />City Council Memo - August 2, 2004 <br />Page 9 <br /> <br />architecturally compatible with the buildings at the discretion of the Planning <br />Director. <br /> <br />4) The driveway entrances must be placed to avoid headlight interference on existing <br />homes and to achieve a minimum 150 foot setback from intersection if at all <br />possible. <br /> <br />5) All disturbed areas on this property shall be stabilized with rooting vegetative cover <br />to eliminate erosion problems. <br /> <br />6) Final approval of the grading, drainage and utility plans by the Public Works <br />Director, and reimbursement for any fees incurred in review of the development. <br />The owner assumes all risks associated with the grading and utility placement prior <br />to formal approvals. <br /> <br />7) An orange snow fence must be installed around all trees identified for preservation <br />on the Tree Inventory prior to commencement of any grading on site, and shall be <br />maintained until final grade. The fence shall be installed out to the drip line of all <br />trees marked for preservation. <br /> <br />8) An escrow account must be established for all uncompleted site items (including <br />landscaping) prior to certificate of occupancy. <br /> <br />9) All landscaped areas must be irrigated. <br /> <br />1 0) All waste enclosures shall be enclosed on all four sides to fully screen the contents, <br />and constructed with exterior materials to match the primary building. <br /> <br />11 )Submission of an electronic copy of all plan sets (TIF, PDF, or similar format) prior <br />to recording of the Final Plat mylars. <br /> <br />12)Approval is subject to a one year Sunset Clause; if significant progress is not made <br />towards construction of the proposal within one year of City Council approval, the <br />approval is null and void <br />
