The property is guided U-III, Urban <br />Residential (8+ units per acre). This property is proposed to be developed at a density of <br />12.9 units per acre. <br /> <br />Zoning Classification <br />The Plan is consistent with the Zoning Ordinance. The property is zoned R-3 - ~edium <br />High Density Residence PRD. U-III (8 + units) <br /> <br />Existing Condition <br />The existing site is level at Pleasant Drive before sloping down about 8 feet to the rear of <br />the property. <br /> <br />Proposed Condition <br />Two four-unit buildings to be built on the northwest side of Pleasant Drive. <br /> <br />History <br />In 1986, a site plan review and approval was granted for Mike Williams, the original owner <br />who platted the property. At that time, approval was granted for four units per lot. <br /> <br />SITE PLAN REVIEW <br /> <br />Proposed Building Setbacks <br />Proposed building setbacks are acceptable. Due to their location along Pleasant Drive, the <br />lots are required to have a 35' front yard setback, as opposed to the typical 20' front <br />setback. This is to allow vehicles exiting the property to turn around and pull out onto <br />Pleasant Drive, rather than having to back out onto the road. The rear yard setback of lot <br />4 appears to not meet the 20' setback requirement, but the distance shown is to a <br />cantilever on the rear of the home.
