<br />Site Plan - 630-648 Pleasant Dr. Townhomes <br />City Council Memo - February 22, 2005 <br />Page 3 <br /> <br />case there is a 21.8' rear yard setback to the foundation. <br /> <br />Parking <br />Parking is acceptable. Code requires each unit to have two off-street parking spaces. Two <br />of the units will have two-car garages, while the other two units will have a single car <br />garage. There is adequate parking space in the driveway for the second vehicle. <br /> <br />Landscaping <br />Trees are shown in the boulevard and in the front yard as well. The sizes are adequate, <br />however the City Forester has asked for more specific species information on the proposed <br />trees. The following standards conditions apply: <br /> <br />1) An escrow account must be established for all uncompleted site items <br />(including landscaping) prior to certificate of occupancy. <br /> <br />2) All landscaped areas must be irrigated. <br /> <br />Fencing and Walls <br />No fencing or walls are included. <br /> <br />Architectural Elevations & Floorplan <br />The building uses primarily horizontal lap siding with some shake siding in the peak of the <br />double garages. The units are stacked, meaning the units are on top of each other, rather <br />than all side by side. Decks are shown on the rear building elevations; however the <br />applicant has stated that he is unsure whether those will be built at the time of initial <br />construction or at a later date. <br /> <br />Mr. Brown presented a color photo at the Planning Commission meeting with the two color <br />schemes he intends to use on these buildings. The pictures are of other town home units <br />he has constructed elsewhere in the metro area. Color photos are enclosed for the City <br />Council only. <br /> <br />The units each have 4 bedrooms, with approximately 1700 sq. feet per unit. <br /> <br />Ownership Status <br />Mr. Brown intendeds to rent the units initially, with the possibility of the units being <br />converted to condominiums and sold individually at a later date. <br /> <br />Grading, Drainage, and Utility Plan <br />The applicant will be required to submit plans indicating the grading, drainage, and utilities <br />on the site for approval prior to the building permit being issued. There is a large <br />drainageway at the rear of the property. <br />
