The variance is required because the lot is proposed to not be split <br />equally. <br /> <br />RECOMMENDATION <br /> <br />Staff is recommending approval of the variance. The proposed location.of the twinhome on <br />the lot has been shifted northward to minimize the potential impacts on several mature oak <br />trees on the lot. While the building could technically be placed in such a location as to not <br />need a variance, there is a strong likelihood that doing so would have serious impacts on <br />the survival of these trees. <br /> <br />BACKGROUND INFORMATION <br /> <br />Comprehensive Plan Classification <br />The use conforms to the 2020 Comprehensive Plan. The property is designated U-I - <br />Urban Residential. <br /> <br />Zoning Classification <br />The subject property is zoned R-2 Medium Density Residential. Twinhomes are a permitted <br />use in the R-2 District. <br /> <br /> <br />
