The property is guided I - <br />Industrial. <br /> <br />Zoning Classification <br />The proposal is consistent with the Zoning Classification. The property is zoned 1-1 <br />Industrial Park. The Industrial Park Zoning District generally allows manufacturing, <br />warehousing, and limited service\retail facilities. The City rents the land for agricultural use. <br /> <br />PRELIMINARY AND FINAL PLAT REVIEW <br /> <br />Lot Layout <br />Lot layout is acceptable. 14 lots are proposed ranging in size from 1 to 12.5 acres. <br />Larger lots are situated along existing roadways and may be further subdivided if <br />needed in the future. The smallest lots are located along the new Lightbourn Court, <br />north of 31 st Street. Smaller lots have been of highest demand historically. <br /> <br />Streets, Access, and Circulation <br />Access and circulation is acceptable. Spiral Blvd, 31st Street, and Enterprise Avenue are <br />all designed to heavier truck loads with connections to Highway 316. Construction of <br />Lightbourn Court as a cul-de-sac is supported because the existing stormwater pond to the <br />north prohibits connection with Spiral Blvd, and an extension to the west to Enterprise <br />Avenue would result in undesirable lot sizes. <br />
