The arrount of parking proposed is based on 2400 square feet of net <br />building floor area. Upon review of final building plans the net <br />floor area can not exceed 2400 square feet without the parking <br />issue again being addressed. <br />2. The applicant is to utilize existing sewer and water services if <br />possible. <br />3. The applicant is to receive necessary permits from MN/OOI' and the <br />City regarding the planting of trees and shrubbery in the boulevard <br />along Highway 61 and 14th Street. <br />4. The applicant is to restore all boulevard areas with black dirt and <br />sod. <br />5. The construction of the building and all assessory items (landscaping, <br />parking lot, curbing, etc.) shall be completed as per the revised <br />site plan dated June 4, 1986.
