The proposed development is being <br /> built at the density allowed with this land use designation. <br /> 2. Zoning: The site is currently zoned R-3 Planned Residential Development. <br /> Duplexes are a permitted use in this district. The project is meeting the minimum <br /> setbacks and lot area requirements for this district. <br /> 3.
