SETBACK VARIANCE - <br />550 WEST 3RD STREET <br />IiANLEY <br /> <br />UPDATES/OTHER <br />BUSINESS <br /> <br />ADJOURNMENT <br /> <br />Upon vote taken, Ayes, 6; Nays, O. <br /> <br />Czech reviewed staffs October 16, 1992, memorandum to the Planning <br />Commission concerning a request by Michael Hanley for approval of a <br />14 foot variance to the required minlmum sideyard(corner) setback of <br />20 feet for a residential garage that has a driveway which enters <br />directly onto a side street (Maple Street). <br /> <br />Michael Hanley, 550 W. 3rd Street, was present at the meeting and <br />addressed questions raised by the Planning Com~isston. <br /> <br />The Planning Commission discussed issues relating to the proposed <br />setback variance including, but not limited to, physical constraints <br />relating to a slope on the property which would restrict placement <br />of a garage and the condition of the existing carport. <br /> <br />Commissioner Featherstone moved, Commissioner Bateman made a second, <br />to approve the 14 foot setback variance based on the following <br />findings of fact: <br /> <br />The existing structure was built prior to the establishment of <br />the zoning ordinance which when adopted made the carport <br />nonconforming. <br /> <br />The proposed garage would be located the same distance from <br />the west/side corner property line as the existing carport. <br /> <br />3. The proposed garage should not be detrimental to the <br /> surrounding properties and may improve the neighborhood. <br /> <br />Due to physical constraints caused by a slope on the property <br />there is no other location for the garage. <br /> <br />Upon vote taken, Ayes, 6; Nays, 0. <br /> <br />Czech reviewed City Council actions pertaining to Planning matters <br />which occurred at the October 19, 1992 City Council meeting. <br /> <br />The Planning Commission discussed maintenance issues relating to the <br />proposed community sign which would be located at the northwest <br />corner of Highway 55 & Vermillion Street (Todd Field). <br /> <br />Commissioner Hesaros moved, Commissioner Featherstone made a second, <br />requesting that the Hastings Student Council provide the City of <br />Hastings with a copy of the By-Laws and/or guidelines which explain <br />how the sign will be maintained and used. <br /> <br />Upon vote taken, Ayes, 6; Nays, 0. <br /> <br />There being no further business, Commissioner Mesaros moved, <br />Commissioner Bateman made a second, to adjourn the meeting at 7:40 <br />p.m. <br /> <br /> <br />
