That any structures located on Lots 1, 2 <br />and/or 3 be located at least 50 feet from the <br />Northern Natural Gas Company Pipeline easement. <br />If the developer is unable to situate a structure <br />on Lot 2 so as to comply with the 50 foot setback <br />requirement, the developer shall replat that lot <br />so as to comply with the 50 foot setback requirement. <br /> <br />Prior to any building permits being issued, <br />the developer shall provide a certified survey <br />that the entire site has been graded pursuant to <br />the revised grading plan dated April 2, 1992. <br />Furthermore, prior to any building permits being <br />issued for that area proposed as Riverwood 6th <br />Addition (Outlot A), the developer shall provide <br />a certified survey that the entire site as indicated <br />on the 3-19/4-16-91 preliminary plat has been graded <br />pursuant to the 3-19/4-16-91 preliminary plat. <br /> <br />Compliance with all conditions of the preliminary <br />plat for Riverwood 5th & 6th Additions as approved <br />by the City Council on May 20, 1991. <br /> <br />That the developer enter into a Development Agreement <br />with the City of Hastings incorporating conditions <br />number 1, 2 and 3 listed above. <br /> <br />Upon vote taken, Ayes, 7; Nays, 0. <br /> <br />Czech reviewed City Council action pertaining to <br />Planning items from the Councils' April 6, 1992, <br />meeting. <br /> <br />UPDATES/OTHER <br />BUSINESS <br /> <br />Czech inquired as to whether the Planning Commission <br />would be interested in further discussing the <br />Comprehensive Plan Update after adjourning the regular <br />meeting.
