That the lot be located on a 30 foot surfaced street. <br /> <br />That the lot size base begin with 7,000 square feet, and add <br />2,700 square feet (totaling 9,700 square feet) for the second <br />unit. <br /> <br />4. That the two family new construction setbacks be the same as the <br /> setbacks for a single family home in the R-1 district. <br /> <br />5. For conversions, a 1,500 square foot minimum house size, ex- <br /> cluding the basement, before conversion would be allowed. <br /> <br />6. A 66 foot lot frontage for conversions, and a 75 foot frontage <br /> for new construction. <br /> <br />7.
