Site Access & Whispering Lane <br /> <br />Capacity analysis was presented in terms of Level of Service (LOS), which ranges from A <br />to F. LOS A represents the best intersection operation, with very little delay for each <br />vehicle using the intersection. LOS F represents the worst intersection operation with <br />excessive delay. <br /> <br />The study concluded that all intersections will operate a LOS of B or better under all traffic <br />scenarios during both the a.m. and p.m. peak hours. Therefore the proposed development <br />will not create any serious negative impacts on level of service at the subject intersections. <br /> <br />Parking <br />The site meets minimum parking requirements. Parking is provided as follows: <br /> <br />Site <br />72 Condo Units <br /> <br /> <br />aces <br /> <br />Parking Lot Setback <br />The Parking lot meets minimum setback requirements. A retaining wall along the west end <br />would lower the parking lot 3-6 feet below the existing grade of the Summit Point homes to <br />minimize traffic and noise interference. <br /> <br />Pedestrian Access <br />No new sidewalks or trails are proposed. <br /> <br />Architectural Elevations <br />Architectural elevations meet the City's Architectural Standards. The building incorporates <br />both brick and lap siding. The longer, front and rear portions of the building incorporate <br />brick below the first floor window. The vertical height is segmented by aluminum trim. <br />Windows would incorporate decorative shutters. The horizontal plane of the front and rear <br />is broken by decks. The plane is offset at the building corners. The sides of the building <br />adjacent to Whispering Lane and Summit Point incorporate a much higher percentage of <br />brick. The garage buildings incorporate similar materials with brick on the sides facing <br />public view. <br /> <br />Waste Enclosure <br />Two waste enclosure buildings are proposed between each of the garages. The <br />enclosures must be enclosed on all four sides. Their proximity abutting the garage <br />buildings may trigger additional fire rating separation. <br /> <br />- <br />
