That the final plat hardshells conform <br />with the preliminary plat entitled <br />Riverwood Hill Townhomes No. 3 as <br />prepared by Delmar H. Schwanz signed and <br />dated November 27, 1991, and revised <br />April 10, 1992 hereafter referred to as <br />the preliminary plat. <br /> <br />e <br /> <br />That the developer shall pay $2,856.00 in <br />park dedication fees prior to the city <br />signing any final plat. <br /> <br />e <br /> <br />The developer shall pay $2,100.00 in <br />interceptor sewer charges prior to the <br />city signing any final plat. <br /> <br />4e <br /> <br />Prior to any building permits being <br />issued the developer shall provide a <br />certified survey that the entire site as <br />indicated on the preliminary plat has <br />been graded pursuant to the preliminary <br />plat. <br /> <br />Se <br /> <br />Prior to a Certificate of Occupancy being <br />issued for any principal structure, a <br />certified survey shall be provided to the <br />city which demonstrates that all <br />structures have been located pursuant to <br />the preliminary plat including, but not <br />limited to, required setbacks. <br /> <br />6e <br /> <br />Except as noted below, setback <br />requirements shall the be the same as <br />those standards in the R-3 zone district <br />for multi family structures. The <br />resulting setbacks are as follows: <br /> <br />Front and corner sideyard setback - <br />25 feet (all structures) <br />Interior Sideyard setback - half <br />building height <br />rear yard setback - 20 feet (all <br />structures) <br /> <br />The developer shall install street <br />lighting in the subject property pursuant <br />to the City of Hastings street lighting <br />policy. <br /> <br />That all curb cuts and related street <br />restoration shall be completed pursuant <br />to city Code. <br /> <br /> <br />
