PUBLIC HEARING- <br />PRELIMINARY PLAT <br />CARI PARK 3RD <br />ADDITION-ACORN <br /> <br />Upon vote taken, Ayes, 4; Nays, 1 (Mesaros). <br /> <br />Community Development Director Wozniak reviewed staffs <br />June 17, 1992, memorandum to the Planning Commission <br />concerning a request by Acorn Investments for approval <br />of a preliminary plat for Cad Park 3rd Addition. <br /> <br />Commissioner Mesaros opened the public hearing at 8:18 p.m. <br />There being no comments from the audience, the public <br />hearing was closed. <br /> <br />The Planning Commission discussed with staff issues relating to <br />the proposed preliminary plat including, but not limited to, the <br />proposed cul de sac on Cari Park Lane, the need for a <br />benchmark elevation on the plat and that the pedestrian <br />easement should exclude any non vegetative structures within <br />that area. <br /> <br />Commissioner Featherstone moved, Commissioner Bolesworth <br />made a second, to approve the preliminary plat for Cari Park <br />3rd Addition subject to the following conditions: <br /> <br />Requirement that the Carl Park Development <br />Agreement be amended to permit the proposed <br />twinhome development and that requirements for design <br />and construction of necessary public improvements be <br />specified in the agreement. <br /> <br />Payment of $7,200.00 cash in lieu of land for park <br />dedication prior to release by the City of the final plat. <br /> <br />Street tree plantings shall be installed per City Code <br />requirements. <br /> <br />Requirement that the proposed Outlot A be legally <br />combined with Lot 12, Block 1 of Cari Park. <br /> <br />That a north/south pedestrian trail easement be <br />dedicated by the Developer (by separate document) <br />along the east 20 feet of Lot 12, Block 1, Cari Park <br />Third Addition to provide pedestrian access for residents <br />of Cari Park to the County Crossroad Shopping Center. <br />Further, the Developer shall install a bituminous <br />pedestrian trail constructed to City standards within the <br />easement. <br /> <br /> <br />
